Development Spotlight: The Yard

The Yard is a community of residences centrally located near downtown San Luis Obispo. Located next to the SLO Natural Foods Co-Op at the intersection of Woodbridge Street and Victoria Avenue, the development will consist of 20 residences for sale and is currently in the construction phase. Floorplans range from 1,360 square feet to 2,065 square feet with (7) 3-bedroom floorplans, and (13) 2-bedroom floorplans. All units come with at least two full bathrooms plus a half bath for guests to use. Standard features will include 9′ ceilings, tankless water heaters, stainless steel appliance packages, central air conditioning and private garages. Depending on the floorplan, some units will offer 12′ clerestory windows, skylights, porches or balconies. Current prices range from $579,000 for an interior 2bed, 2.5 bath to $709,000 for the largest, 3-bedroom end unit. There are also various upgrade options available. The flooring upgrade package offers tile at the first floor, hardwood flooring on the second floor and carpet on the third floor. The kitchen upgrade package offers shaker cabinets with soft-close doors, black stainless steel appliances and subway tile backsplashes. Lastly, the master bathroom upgrade package offers a frameless shower door. HOA dues are expected to start at $220/month and will cover most exterior maintenance items. The community will include a recreational area with BBQ and trellis on the east side of the building along with bicycle racks and lockers. Located very centrally within the City of SLO, downtown is just a 10-15 minute walk with various shopping and restaurant options within close proximity. The developer will build another 23 residential units just north of the current construction in the future, which are likely to be leased instead of sold. Want to know more.
