ANZA Vineyard Estates is a luxury community of 16 homesites which span over 300 acres of land located between San Luis Obispo and Pismo Beach. With access off Price Canyon Road, approximately two miles from the Pacific Ocean and ten minutes to downtown SLO, this development is adjacent to an operational vineyard. 

ANZA Vineyard Estates began as a vision to create a community of unrivaled beauty and for those looking to build their dream home in an exclusive community. Emphasis was placed on creating privacy between each home and to take maximum advantage of the natural terrain and oak woodlands on the property to create a unique setting. Each homesite features 20+ acres of land with several building locations. Each site is permitted for two homes, allowing for some flexibility in the building envelope plus the option for a 2nd home. The topography of the land offers a range of features on each site, whether someone is looking for views from the ridge, privacy of the oaks, or wide open space in the meadows. 

While there is no set architectural style an owner has to build, there is a Architectural Review Board process to submit building plans to be approved, which allows owners to explore various styles of architectural design, building massing and site planning techniques. The developer envisioned building design to allow for Agrarian, Ranch, Craftsman, Mission, Spanish, Mediterranean, Contemporary and Modern styles. Outdoor living space is expected to be popular and is encouraged to serve as an extension of the indoor living space. The minimum size of residences shall be at least 3,000 square feet, ensuring the feel of exclusivity within the community. Guest homes or secondary residences shall be at least 800 square feet.   

There are currently two sites on the market within ANZA Vineyard Estates, ranging in price from $1,050,000 – $1,250,000, plus one site currently in escrow. One home is currently under construction and given the price of land, acreage of each parcel and exclusivity of the community, the expected price of homes re-sold in this development are in the $2.5M-3M range.
