The Selling Process

CCRE takes a consultative approach in the listing and selling of your home. The process begins with a detailed property assessment which involves touring your home and assessing its overall strengths and weaknesses. The next step is creating an action plan to “prep” your home for market, and finally, performing a market analysis to determine the most appropriate pricing (i.e. fair market value for your home).

Analyze Strengths & Weaknesses

Every home has strengths and weaknesses, no exceptions. This is the moment to disassociate yourself with your home and be as objective as you can about its current state. Ultimately the goal is to leverage the positive aspects and effectively address the challenges. Here is where we objectively scrutinize the home based on aspects important to future buyers:

  • Location and neighborhood desirability
  • Curb appeal and landscaping
  • Condition of major “systems” including roof, foundation, windows, heating & ventilation, plumbing, electrical, flooring
  • Floor plan
  • The “dated” factor (i.e. kitchen, baths, wall coverings, etc.)
  • The “move-in” readiness factor

Preparing Your Home for Market:

Preparing your home for market is time well spent. It significantly increases the chance of selling your home in a timely manner and at an optimum price. Buyers in general are not visionaries. Presenting your home in move-in condition, coupled with effective staging, will enable buyers to see themselves living in your space.  Being knowledgeable of your home’s weaknesses (i.e. possible areas of repair) is also beneficial to you as a seller, whether you chose to address those repairs or simply disclose them upfront to the buyer along with cost related estimates. CCRE will provide you with an action plan designed to enhance the sale of your property, including recommendations on the following areas:

  • Identify need for pre-listing inspections (i.e. pest inspection, home inspection, systems inspection)
  • Prioritize repairs and general improvements
  • Provide solutions for “de-cluttering & depersonalizing” ( i.e. minimizing the furnishings & personal effects to improve the look and flow of the home)
  • Identify simple landscape improvements

Price Determination

Determining a fair market price for your home is key to a timely sale. Analyzing your home and determining how you will prep your home for market factor in to the final price determination. The primary determination, however, is the local market activity in your neighborhood. CCRE will provide you a detailed Comparative Market Analysis (CMA) that will include the following:

  • Active, pending and sold properties within your immediate neighborhood
  • A subset of properties that are the most reflective of your home
  • Neighborhood specific trends
  • A market value range
  • A suggested list price
