			<content:encoded><![CDATA[<p><em>Summer is over and the kids are back in school. I don&#8217;t know about you, but I&#8217;m wondering &#8211; where the heck did it go? How can we be knocking at Labor Days door when we just said goodbye to Memorial Day? Lucky for us on the Central Coast, it&#8217;s playtime all the time. We have had blast of outdoor music this summer from Concerts in the Plaza and the New Times Music Awards in San Luis Obispo to the Stone Soup Music Faire in Grover Beach. </em></p>
<p><em>This coming Labor Day weekend is no exception. The <a title="SLO Symphony" href="http://slosymphony.com/cm/Concerts_and_Events/Pops%20by%20the%20Sea%202010.html" target="_blank">SLO Symphony</a> has planned their annual Pops by the Sea concert to be an end of summer fiesta for the whole family. So, if you&#8217;re starting to feel those summer time blues, head to Avila Beach for a taste of Teka&#8217;s New Bossa sounds.<br />

Well, the Arroyo Grande Valley Car Sho (yep, that&#8217;s how they spell it) is coming up this weekend and you can get your fill of nostalgia while checking out the custom and classic cars and trailers. The show starts out with a cruise through the village Friday night.<br />

<h4><em>Arroyo Grande Valley Car Sho &#8211; July 30-31</em></h4>
<p><em><img class="alignleftblog size-medium wp-image-1670" title="ag_carshow" src="http://californiacoastalrealestate.com/wordpress/wp-content/uploads/ag_carshow-225x300.jpg" alt="" width="225" height="300" />Last Saturday in July — One of the largest car shows on the Central Coast draws enthusiasts from around the state!</em></p>
<p><em>Hundreds of cars, including everything from hot rods, muscle cars and trucks to motorcycles and vintage trailers fill the Village for the Annual <a href="http://www.arroyograndevillage.org/events.shtml" target="_blank">Arroyo Grande Car Sho</a> (yes, it&#8217;s spelled &#8216;Sho&#8217;).</em></p>
<p><em>Cars are on display throughout the Village. Activities take place around the gazebo. A Best in Show, Major&#8217;s and President&#8217;s trophy are awarded along with dozens of others for various categories.</em></p>

<h4><strong><span style="text-decoration: underline;">Reform Bill Retools Lending</span></strong></h4>
<p>The Senate passed the financial regulation bill today, which will impact home buyers and lending guidelines. Chief among the changes impacting consumers is the creation a consumer bureau at the Federal Reserve and the requirement that lenders ensure a borrower is able to repay a home loan by verifying income, employment, and credit history.</p>
<p>KEEP THIS IN MIND</p>
<p>• Under the financial regulation bill, at least two categories of mortgages likely will see a dramatic decrease in their availability: interest-only loans and stated-income loans. Both loan types likely would fall short of the government’s definition of &#8220;qualified&#8221; mortgages and therefore be avoided by many in the lending community.</p>
<p>• Many real estate analysts credit interest-only loans and stated-income loans as contributing factors to the decline of the housing market. With interest-only loans, borrowers pay none of the loan principal for a fixed period, typically 10 years, after which time they must make higher payments for the remaining 20 years of the loan. Unlike other loan products, stated-income loans do not require borrowers to verify their actual income. Only a few lenders continue to offer these loans, and typically only to borrowers with deep cash reserves and large down payments.</p>
<p>• The bill also severely limits the industry practice known as &#8220;yield spread premiums,&#8221; which in many cases incentivized mortgage brokers and loan officers to sell higher-interest loans to borrowers. The reform bill will no longer allow commissions earned by mortgage brokers and loan officers to be linked to the interest rate, but rather the loan amount. Once the bill takes effect, the total commission and additional fees charged by lenders and others in the mortgage process will be limited to a maximum of 3 percent of the loan amount, not including the real estate commission.</p>

<h3><span style="text-decoration: underline;">California Tax Assessments of Homes to go Down</span></h3>
<p>If you own a home in California, chances are the assessed value of your property just dropped. County assessors statewide are releasing this year&#8217;s rolls – the total of all properties in a given county – and most are lower than last year.</p>
<p>Sacramento County&#8217;s tax roll dropped nearly 2.2 percent to $128.8 billion. Yolo County&#8217;s is down about 1.9 percent.  And El Dorado County and Placer County both saw the value of their taxable property drop more than 6 percent.</p>
<p>The falling values represent good news for many homeowners, who will see lower property tax bills this October.</p>

For families, the fair is a kids paradise. They&#8217;ve brought in rides to keep tiny tots to teenagers entertained all day. Grown-ups, ready for a little winding down? Mosey on over to Mission Square at 5pm and see who&#8217;s pouring the Wine of the Day.<br />
